Prices are per document. A document means one lease or contract and its attached exhibits. If your file turns out to be substantially longer than the tier allows, we tell you before starting and you can cancel for a full refund.

Is this legal advice?

No. Varzy LLC is not a law firm and no one here acts as your attorney. A review tells you what your document says, which terms are unusual compared with what we normally see, and what to ask about. Whether to sign, how to negotiate, and what to do if there is a dispute are decisions for you, and for a licensed attorney in your state if the stakes warrant one. Buying a review does not create an attorney-client relationship and nothing you send us is covered by attorney-client privilege.

How long does it take?

Standard reviews come back within two business days of upload. Same-day is available for documents received before 11am Eastern on a business day. If a document is longer or more complex than the tier covers, we tell you before we start rather than after.

What do I actually receive?

A written report as a PDF. It contains a plain-language summary of each section, a findings list sorted by how unusual each term is, every date and notice period collected in one table, and a set of questions to send to the other side. One round of written follow-up questions is included.

Which states do you cover?

We review documents from anywhere in the United States. Where a state has a well-established statutory rule that contradicts a clause — deposit return deadlines, for example — we note it. We do not interpret unsettled questions of state law, and we say so when a question is one.

What happens to my document?

It is used to produce your review and nothing else. We do not sell it, publish it, or use it to train models for other customers. You can ask us to delete your document and report at any time and we will confirm when it is done. See the privacy policy for retention periods.

Can I get a refund?

Yes, in full, any time before we start work. Once a report has been delivered the work is done and refunds are at our discretion — but if the report missed something it should have caught, tell us and we will fix it or refund you. See the refund policy for the detail.
